non root user running vncserver on unix

Here is my error msg on xstartup file
_XSERVTransSocketCreateListener: failed to bind listener
_XSERVTransSocketUNIXCreateListener: ...SocketCreateListener() failed
_XSERVTransMakeAllCOTSServerListeners: failed to create listener for local

Fatal server error:
Failed to establish all listening sockets
xrdb: Interrupted system call
xrdb: Can't open display 'robot:1'
xsetroot:  unable to open display 'robot:1'

and here is the mode of the dir 

drwxrwxr-x   2 root          104 Jun  3 03:04 .X11-unix/
